Signs of Life in the Las Vegas Real Estate Market

I just got a hold of a great graph to show what’s going on in our market right now.  Las Vegas is leading the nation with foreclosures, but the great news is our inventory of homes is slowly going down, while increased activity gives us signs that there IS light at the end of the tunnel.  Everyone take  a deep breath with me.  We’ll get through this and our market will be stronger for it.  Our contingent and pending sales from May 2008 are DOUBLE what they were a year ago. If activity continues to increase our inventory will go back to a normal market possibly by the end of the year.   Just as a side note, there are price ranges that are still selling quickly, in fact they are HOT.  I’ve noticed properties in Summerlin under $150 sq/ft are not on the market long and many have multiple offers.  If you’re a first time home buyer, get in the game sooner rather than later.

Ok, I know this blog is intended for Real Estate in Las Vegas, but I have to put something gay in here, so here it is. 🙂 I just got introduced to this song and artist the other day. The original song was sung by Leona Lewis, but this version of the same song is sung by a new up and coming artist named Lisa Lavie. All I have to say is WOW. She’s gorgeous, sings her face off, and connects with her audience. What do you think?

Overcoming Fear

I’ve been re-reading this amazing book called The Power of the Subconscious Mind by Joseph Murphy. It’s an incredible book along the same lines as THE SECRET except I feel that this book is a little more structured than the secret.Fear It was first published in 1963 almost 50 years before The Secret. One of the chapters I read this morning was about overcoming fear. I think fear is one of th most debilitating emotions a person can experience. It was been the cause of failures, sickness, and unhappiness. Now, you can’t just stop feeling fear, but you can start making a mental shift in your thoughts. One key aspect to overcoming fear, is understanding the law of fear:

With every fear brings a desire for the opposite of the thing feared.

Think of your fear as a coin. One side of it has all of the negative, horrible feelings that incapacitate you. On the other side of the coin, lies your desired outcome and the peace you seek. It’s so yin-yang. So instead of placing the coin with the fear face up, focus on the other side with the desire for the opposite. Your subconscious mind cannot distinguish between what you want and what you don’t want. It only attracts into your life what you think about! PERIOD. So if you’re focusing on the object of your fear, the universe is going to deliver that to you.


Using affirmations to help nudge your subconscious mind into the right frame of mind is a wonderful way to overcome fear. It’s a little corny if you’ve never done it, but I have been using them for the last nine months and I’ve personally seen a HUGE benefit from them. You must be in a quiet state of mind, with no distractions, and state the desired outcome. Here’s an example:

It trust the infinite intelligence of my subconscious mind to guide me on my path to success and prosperity. I am one with the infinite riches of my subconscious mind. It is my right to be rich, happy, and successful. Money flows to me freely and endlessly. I am forever conscious of my true wealth. I give freely of my talents.

Look for the light If you repeat an affirmation like this, two or three times a day, you will begin to experience amazing results. Say the affirmation with good feelings and expect it to happen. Anytime you start to have doubt, go back to your affirmation. Repeat it over and over. Your subconscious has no choice but to listen to your words and your thoughts.  Seek the light you desire, not the darkness that creeps into your life. The outer vision MUST match the inner vision. That’s a law. Make sure your inner vision is something you want.

Is Vegas Gay Friendly?

I’ve been working with a few gay couples moving in from out of state. It’s been very fun meeting new people and showing them the ropes of Las Vegas. One of the ideas I am trying to live by right now is “You get what you look for.” My business coach talked aboutGay Realtor Las Vegas Gay Realtor Las Vegasan experiment with this type of thinking. He sent two men out in the streets of Manhattan. The first man was told to pick up as much spare change as possible from anywhere in Manhattan. The second man was asked to find as many animals as possible. They were asked to return in 8 hours. The first man found $75.31. The second man found 122 kinds of animals. Then the first man was asked “While you were out, how many animals did you see?”He replied “Zero.” The other man was asked how much money he saw on the ground and he replied “Zero.” So the lesson of this experiment is go to Manhattan if you’re poor. 🙂 Just kidding, the real lesson is to be very intentional on what you’re focusing. If you are constantly saying how there are freaky people who only like to booze and gamble, guess what you’re going to find? Same thing with finding acceptance from the straight community. If you expect that people are going to treat you like crap Human Rights Campaignbecause you’re gay, they will. It’s amazing how the slightest shift in mentality can have monumental results. I have not had any issues with people regarding my gayness. I think Las Vegas is friendly. It’s no San Francisco, but we have our fair share of acceptance. Law of Attraction

I have been confronted lately with pessimism a lot lately. It frustrates me because I feel that so many people are focused on what they don’t want. If you now anything about the law of attraction, you would realize that it’s not personal. It doesn’t work for some people, and not for others. It’s a LAW. That means it’s universal. The thing that I think mostAttract what you want people forget is that it attracts WHATEVER you are focused on. Period. So, if you’re sitting in your office thinking about how you hate your boss because he’s a jerk and treats you poorly, then probably he’ll come into your office and treat you like crap. This is the law of attraction in motion. Many people say, well, I don’t want that so how could I be attracting it? You are attracting it into your life, because you are focused on that thought. What if, instead of obsessing about your pain-in-the-ass boss, why not focus on attracting what you want? Seriously, think about your ideal boss, or a good situation and focus on how that feels in your body. Some of these concepts can sound…what’s the word…”like a load of crap” to those of you who have never tried it. I would urge each of you to be open to the idea that it could work. Here are some rules to live by:

  • Ask for what you want. Be VERY specific with your desires. Visualize it, breathe it, feel it, imagine it. Associate a wonderful, positive feeling to that desire. Remember, just bask in the desire, not HOW it will manifest in your life. That’s not your job, the universe will make that happen.
  • Act as if you already have your desire. Expect your desire to come to fruition. There cannot be an ounce of doubt .
  • Be gracious and appreciative all the time. Be humble and grateful when you receive your desires.

Definitely Gay Now!

Alright, last night I made me and my partner watch the movie HAIRSPRAY.


It was cute. I was waiting the whole movie for the last song. “You Can’t Stop the Beat”. That song is so infectious I found myself tapping my foot on the couch. It’s funny to me because I lived in the performing world for 10 years of my life and when I think about performing now, I am a little nostalgic but I don’t have a burning desire to do it anymore. I guess I feel like I had my experience and I was ready to move on to other things. It was a wonderful time in my life. Who knows, maybe the right situation would show up and I’ll perform again. Anyway, Hairspray is cute if you haven’t seen it.
