Alrighty, I figured it was time to get this blog official so I created a fully functioning Gay Real Estate in Las Vegas blog for all my clients looking to work with a gay realtor here in Vegas.  It’s the same content that’s on my Luxury Blog but it has a little more flare and more of my own personality shines through.   It’s important to that I connect with more people this year and I’m really trying to leverage social media with my blogs and real estate.   Our community is up to us to change and direct. The Las Vegas Market is Hot

Ok, I should clarify that: Segments of our market are hot. I’ve been looking for some properties for my clients in a master plan community called Summerlin on the west side of Las Vegas. A lot of my clients are investors coming back into Las Vegas to capitalize on our down market. Properties that are listed around the $150 sq /ft price range in Summerlin, and under $350K are selling like hot cakes. Yes, we’re even seeing multiple offer situations on many of them. So contrary to frightening media report of a complete collapse of our market, there are still parts of town that are selling like crazy. In fact, I’ve personally seen banks intentionally price a property so under market in order to create an “unofficial” auction. Click on the picture below to see the recent sold properties since March 1, 2008. Take a look at the list price versus sales price. Many times the sales price is higher than the list. How is that possible in a down market? Foreclosures are ruling the market right now and banks want to get them off of their books. 2008: What’s Coming
Green Anything: Can’t you tell how the idea of being “GREEN” has finally reached the boiling point? Thank God people are starting to realize how finite our resources are. So logically the best place to start being more green is in our homes. Senator Obama lastFelipe Crook Realtor Las Vegas night in the presidential debate said something that I totally agreed with last night, he said “The first place we can make the biggest impact the quickest is in our consumption of energy and goods.” Wow, finally someone in charge says what the public needs to hear. LESS IS MORE!! Energy efficiency is the new black; Prius, the new Lexus. It’s interesting that green’s popularity appears to be driven by economics, not by the environment. No big deal to environmentalists, they win either way, but homeowners are winning on their electric bills by opting for ENERGY STAR appliances, high-efficiency windows, whole house fans, solar panels, and anything that reduces resource consumption. It’s here to stay.

Cutting Edge Appliances: I just replaced my old washer and dryer for a new front Gay Real Estate Agent Nevadaloading, energy efficient washer/dryer. I am amazed at how little water is used but my clothes are very fresh and clean. Using a GAS dryer instead of electric also dries your clothes faster with less energy. From dishwasher drawers to refrigerators, everyone seems to be interested in space-aged appliances that only seem likely in James Bond films. Lift ovens can drop down and rise up so you don’t have to bend over with heavy dishes. Steam-assist ovens utilize steam to heat and produce healthier, juicier foods. Computerized refrigerators have a screen right in the door where you can access the internet, check email, and bring up stored recipes. These little gems just made kitchens that much better. And everybody wants one.

Outdoor Kitchens: A popular trend from Texas across the Southwest desert, this warm climate addition has fully caught on in other climates. I’m seeing this trend more and more in the houses I show, and the right combination of style and functGay Las Vegas Realtorionality are a huge selling point for sellers! The perfect addition for those who like to entertain and enjoy the outdoors, these projects can be as extensive or stripped-down as space or budget allows. Most choose to fully equip theirs with a fridge, sink, garbage disposal, and of course, the centerpiece, the grill.

Home Theaters: I LOVE big screen tv’s. They have become so sleek and sexy, and the Gay Las Vegaspicture quality you can have on your television is incredible. Just walk into a Best Buy and see how prices have come down dramatically while the quality has increased. The home movie viewing experience has reached new levels, and the reason these remodels are so popular is simply because the technology has caught up with the demand. Factor in that the average gamer is in his mid-30s, and the home theater almost becomes the new den or rec room in today’s homes.

Desert Landscaping:  Now, this trend is happening more so in Las Vegas as more aReal estate agent in Nevada who is gaynd more residents are trying to save money on their electric bills and become more environmentally conscious.  So many people think of rocks and a bush when talking about desert landscaping, but the possibilities for beautiful blooming flowers and trees are amazing. The water requirements are MUCH less making your water bill a little easier to swallow.  Las Vegas does have some of the cheapest water in the nation, but that’s no reason to waste it!  Desert landscaping has come a long way for those owners with discerning tastes. I have worked with a few landscapers who I trust and who design great yards for my clients. If you need a recommendation for a trades person let me know.

This area is where a lot of fun, active people go to shop and socialize. There are a few great restaurants in this area, one of them is Kona Grill. They have a Asian Fusion Menu, with Sushi, Pizza, great appetizers, and a great happy hour. They also have a reverse happy hour from 10-Midnight for those late night cravings you might have.

Just north of the Great Indoors is a project I am so excited about. It’s called the Village at Queensridge. How appropriate huh? :) This is from the developer of QueensridgeOne Queens Ridge Place which are the first high rise towers in the Suburbs of Las Vegas. Properties here are absolutely stunning, and so are the price tags. You won’t be able to get into one of these condo’s for less than $1.4 Million. In order to appeal to these high end residents, the developer is building more high end retail, supposedly a Ferrari Dealership, and my favorite a FARMER’S MARKET!!! We don’t really have a farmer’s market in Las Vegas, so this will be a great addition to our city.

This area is full of excitement and energy and there are plenty of homes near this area. It offers great access to the Summerlin Pkwy, I-95, and the 215 beltway. If you’d interested in seeing homes in this area, please email me at

Gay Ghetto In Las Vegas?

Every time I meet a new client who wants to work with a gay real estate agent in Las Vegas, the first question they ask me is “Where are the gay areas here?

I think about it for a moment, and I have to say there aren’t any clear cut “gay real estate areas” here in Las Vegas. It made me wonder why? Is it because being gay has become so much more accepted that we don’t need to ghetto ourselves? Could it be that we are so much more comfortable that we feel we can live anywhere? Or is Las Vegas such a conservative little town that a gay area was never really acceptable to the straight people here? It could be a little of all three, but what I end up telling my clients is that there are gay people all across the Las Vegas Valley. I have literally helped gay clients buy properties from the west side to the east side, north to the south. It really depends on what you’re looking for. If being around other gay people is very important, there is an area near Maryland Parkway and Franklin Ave that has a few gay home owners(that I’m friends with, but there are a lot of gays I’ve never met). Map of S Maryland Pkwy & Franklin Ave Las Vegas, NV 89101, US This area has been under going aGay Las Vegas gentrification process 5 years in the making, and you’re starting to notice a difference. This is not where you’re going to find your Banana Republic and Prada. It’s not in a master planned community, but the appeal to many people is the character of the homes in this area. They are not little boxes that look just like your neighbors. Also, there are homes with a lot more land in this area than other parts of town. Most of the homes were built in the 50-60′s era so they are ripe for a remodel and you know how we gays love to remodel. :)

I have friends and clients who purchased in or near Summerlin. Visit Summelin’s Website and click on Tour and they’ll show you a map of how big it it. I personally Summerlinlive near this area in an older home that my partner and I have been renovating for the last two years. I love this area. It’s close to freeway access, great shops (Boca Park and Pavillion Center), and it’s pretty. If being in a very pretty community where associations maintain landscaping and “govern” the area, Summerlin is a wonderful location. Homes here are more expensive than in other areas, but you’re paying for the look and feel of the area. There’s no gentrification needed here. Summerlin is about 15 years old at the oldest, and brand new homes are still being built as I write this post. It’s fairly accessible depending on where in Summerlin you are, but if you work on the strip it’s a good 20 minutes to work. Since they have expanded and finished construction on I-95, the traffic on this highway has loosened up dramatically. THANK GOD!

You can also find a lot of my gay friends in an area called Silverado Ranch. Map of Stone Canyon Silverado South:702-492-6251 10193 Tree Creek Ct Las Vegas, NV 89183, US It’s not as big as Summerlin, but it’s a very popular area with every kind of store and restaurant you could need. This area was built in the 90′s and there are all kinds ofLas Vegas Athletic Club Silverado Ranch properties here too! Some gated neighborhoods, some not gated, entry level to high end. It’s at the base of the hill of Anthem and Seven Hills area. It’s accessible from the 215 beltway and Eastern. There is a huge Las Vegas Fitness Club right at that intersection so you can’t miss it. There are lots of shops over there like NORSTROM RACK, and my favorite cake place called Nothing Bundt Cake. There’s also a Target Greatland, Lowes, and your typical restaurants.

Red Rock Country Club recognizes domestic partners

No, that doesn’t mean that you have to be gay for me to help you, but gay friendly is expected. :) I enjoy negotiating the best deals for my clients and in this market, I’ve been able to get some killer deals for them.

IfGay Real Estate Agent Nevada you’re unfamiliar with what has happened in the last five years here in the Vegas valley, we experienced a HUGE amount of appreciation from 2002-2004, and part of 2005. It was the “perfect storm” of real estate. We had over 6,000 people moving here a month, only 2,000 properties on the market, and interest rates were at historic lows. I had clients who were biding $25,000 over market value to just get into a house. It was horrible for buyers, but amazing for sellers. My first two listings sold in 8 hours…..yes, HOURS. It was crazy. Everyone and their brother was getting into Nevada Gay Agent for Real Estatereal estate which wasn’t great for the profession as you didn’t need a lot of skills to sell a house. That time period forced homes and greedy sellers to keep raising their prices, in some areas as much as 50% in less than two years. Appreciation on that scale is ultimately why we are experiencing the market we are in right now. Investors from California flooded the market in the hopes of making a quick buck, and once properties weren’t selling as quick, they started putting them on the market and trying to flip them. This huge influx of new inventory shifted the market in favor of buyers more and more. Currently, there are over 20,000 single family residences on the market, and over 4,000 condo/townhouses, not to mention new home sales!! With the market shifting so dramatically, Realtors who don’t have professional skills of running a business are leaving the real estate in droves. I’m very proud to say that my team and I have increased our business by 40% from 2006. I’m a littleReal estate agent in Nevada who is gay shocked considering the market, but I have to attribute a lot of my success to my business coach Laura Sanano-Hawkins at Buffini and Company. They are the largest coaching company in the nation and with good reason too! She has guided me on the path to success by ensuring I run my business, well…like a business. It can be very easy for real estate agents to just drift along because you have no boss, but my coach has kept me grounded in serving my clients to the best of my ability and to hone my skills as a professional real estate agent. Over 50% of my business is done by referrals, so Certified International Property Specialistexcellence is a minimum. In 2008, my goal is to expand my business internationally by getting my Certified International Property Specialist Designation.
