Alrighty, I figured it was time to get this blog official so I created a fully functioning Gay Real Estate in Las Vegas blog for all my clients looking to work with a gay realtor here in Vegas.  It’s the same content that’s on my Luxury Blog but it has a little more flare and more of my own personality shines through.   It’s important to that I connect with more people this year and I’m really trying to leverage social media with my blogs and real estate.   Our community is up to us to change and direct. I’m always telling people to quit complain and DO something about your circumstances, so I’m taking my own advice.   On my new blog you will be able to:

Because I’ve been blogging so much about High Rises and Luxury Homes on my Luxury Blog Site ,I’ve been attracting buyers and sellers for all different kinds of properties. San Francisco thinks Las Vegas Is More GAY!!

My friend from San Francisco just email me a link to an article in San Francisco Gate newspaper talking  about how Las Vegas has surpassed San Francisco as a gay and lesbian destination.   My eye brows raised at reading that statement.   It was a nice article though.  Here’s an excerpt:

Las Vegas, in fact, now outranks San Francisco as a destination for lesbian, gay, bisexual and transgender vacationers. It ranks second to New York and ahead of San Francisco in the latest Gay & Lesbian Tourism Study, conducted each year by Community Marketing Inc., a San Francisco research firm.

Signs of Life in the Las Vegas Real Estate Market

I just got a hold of a great graph to show what’s going on in our market right now.  Las Vegas is leading the nation with foreclosures, but the great news is our inventory of homes is slowly going down, while increased activity gives us signs that there IS light at the end of the tunnel.  Everyone take  a deep breath with me.  We’ll get through this and our market will be stronger for it.  Our contingent and pending sales from May 2008 are DOUBLE what they were a year ago. If activity continues to increase our inventory will go back to a normal market possibly by the end of the year.   Just as a side note, there are price ranges that are still selling quickly, in fact they are HOT.  I’ve noticed properties in Summerlin under $150 sq/ft are not on the market long and many have multiple offers.  If you’re a first time home buyer, get in the game sooner rather than later.

The Las Vegas Market is Hot

Ok, I should clarify that: Segments of our market are hot. I’ve been looking for some properties for my clients in a master plan community called Summerlin on the west side of Las Vegas. A lot of my clients are investors coming back into Las Vegas to capitalize on our down market. Properties that are listed around the $150 sq /ft price range in Summerlin, and under $350K are selling like hot cakes. Yes, we’re even seeing multiple offer situations on many of them. So contrary to frightening media report of a complete collapse of our market, there are still parts of town that are selling like crazy. In fact, I’ve personally seen banks intentionally price a property so under market in order to create an “unofficial” auction. Click on the picture below to see the recent sold properties since March 1, 2008. Take a look at the list price versus sales price. Many times the sales price is higher than the list. How is that possible in a down market? Foreclosures are ruling the market right now and banks want to get them off of their books. The original song was sung by Leona Lewis, but this version of the same song is sung by a new up and coming artist named Lisa Lavie. All I have to say is WOW.
